What would that home cost each month?
A quick estimate with Knox County defaults, or the full picture: loan programs, mortgage insurance, cash to close, buydowns, early payoff, and two scenarios side by side. Nothing to sign in to — the whole scenario lives in the link, so you can send it to Hannah or save it for later.
Start quick. Go deeper when you're ready.
Quick estimate covers price, down payment, rate, term, taxes, insurance, and HOA. Full picture adds everything else — and keeps your numbers when you switch.
Estimates only — not a rate quote, loan offer, or commitment to lend. The interest rate is one you enter; Hannah does not advertise rates. Mortgage insurance, program fees, closing costs, and property tax come from published tables and rates as of September 2026 and should be replaced with your own figures. Talk with Hannah for numbers specific to your situation.
Next step
Numbers look right? Let's make them real.
A calculator can't see your credit, your reserves, or the house. Fifteen minutes with Hannah turns an estimate into a plan — and a pre-approval letter when the offer needs one.
What the calculator can't tell you
Three things only a conversation settles:
- Your actual rate. It depends on credit, down payment, program, and the day you lock — which is why the calculator asks you to type one in.
- Which program fits. FHA, VA, USDA, conventional, jumbo — the cheapest payment isn't always the cheapest loan.
- What the seller will pay. Credits, buydowns, and closing costs are negotiated, not calculated.
